Legal Meet-Up Attorney Profile: Mazyar Hedayat

In response to the COVID-19 pandemic, Court Buddy began hosting monthly virtual Legal Meet-Ups to help people get advice from real lawyers on pressing legal topics. Attorney panelist Mazyar Hedayat will be offering his expertise on the subject of landlord-tenant issues. 

 

Mazyar Hedayat is an attorney at M. Hedayat & Associates, P.C. located in Chicago, Illinois. He is also a member of the Will County Bar Association, where he serves as the Committee Chair of Law Practice Management. 

 

Mazyar is an expert in bankruptcy litigation, bankruptcy chapter 7, 13, and 11, business law, estate planning, litigation law, mechanics liens, mortgage foreclosure, and real estate laws. 

 

In advance of the Meet-Up, we spoke to Mr. Hedayat about his advice for landlords and tenants. 

 
“I have plenty of clients who call me from Illinois, people from Indiana, around the Midwest and what I tell them is: sit down, have a sincere discussion with your landlord, be reasonable… most people are inclined to agree," he says.


If you do end up fighting your landlord in court, Hedayat says that the outcome of a case ultimately depends on the judge.

 “A Cook County Judge is much more likely to be open-minded than a judge outside of Chicago. From Judge to judge, you're going to get a slightly different result.”. 
 

Since the start of the COVID-19 pandemic, many states have adopted new laws (i.e. moratoriums) to temporarily halt evictions. 

 

There are federal and state laws in place to help protect the rights of commercial and residential tenants.

 
“For example, there are federal laws when it comes to housing discrimination. In Illinois there's a state law about how landlords and tenants need to treat each other. It's called the Landlord Tenant Act," he says.
